The grounds are made for fun. Cast a line or cool off in the pond, get a game going on the basketball court, or gather in the gazebo for summer cookouts and evenings outside. There's also plenty of open land for trails, hunting, campfires, stargazing, or simply enjoying the quiet.
Coyle Hill State Forest is just down the road, with 2,343 acres of public land for hiking, exploring, and time outdoors. That's a lot of extra room to wander next door.
The Route 17 side of the property also brings in a small amount of extra income ($500/year), which helps with the cost of owning it. The tenants maintain the grounds.
There are two wells on the property: one when you turn in from the Brainard Hill side off to the right, and a septic system believed to have been installed in the early 2000s. Drawings available soon. The other well is located on the Route 17 side near the campers.
There is no electricity at the camp; however, electric poles can be transferred to the property. The line needs to run from the Route 17 side up the hill to access the camp. There are outside circuit breakers and an electric box that could be included with the sale as well.
