Check Out The Communities Surrounding Rochester!

Brighton
Brighton is known for its strong school system, a developing park system and is the most urbanized of Monroe's nineteen towns. Town officials have created a committee to preserve historic homes and gardens, and the town is home to more than twenty churches, synagogues and other places of worship.

Brighton is one of the most attractive communities in the Rochester suburban area to live, with diverse neighborhoods and elegant homes. A large number of homes are exceptionally landscaped with gorgeous gardens. It is also one of the oldest towns in the county. Many important leaders in the area choose to live here.

The town has six parks and recreation areas and is bordered by the Genesee River. The beautiful Corbett’s Glen Nature Park is in Brighton and has waterfalls, wetlands, and woodlands with scenic trails for hiking and observing wildlife. Ellison Park located in Brighton and Penfield, has woodlands, steep slopes, baseball diamonds and playgrounds. Wetlands Park is north of Ellison Park and is great for kayaking or canoeing.

New homes as well as historic gems, apartments, and lakefront homes are popular. Canandaigua also is known as the “Gateway to The Finger Lakes” as it is located on Canandaigua Lake, called “The Jewel of the Finger Lakes”. There is no better spot to enjoy outdoor activities all year round and water sports in the summer. Take a hike on the Ontario Pathways, a 23 mile trail system that passes through Canandaigua. Or take the family for a drive to enjoy the scenic wineries and orchards that surround the city.

Chili
Chili is a town of contrasts. It offers the best of suburban living in a beautiful, rural setting. There are a variety of neighborhoods available in Chili --- farms and open spaces in the south and more heavily populated, residential areas in other sections of the town.

The town has many recreational opportunities including a disc golf course, two golf courses and two boat lauches --- one on the Genesee River and one on Black Creek. Black Creek Park offers hiking, soccer, fishing, horseback riding and sledding/cross country skiing in the winter.

Roberts Wesleyan College offers lots of arts and cultural happenings locally. Chili is also steeped in a rich history and has many sites that have been awarded “Landmark Status”. The Town of Chili has been given an “Excellence in Historic Preservation” award for their dedication to preserving the rich local heritage.

The Clarkson Recreation Department offers lots of activities for all ages including fun events, sports leagues (including a ski club), instructional classes, a community center, and a gymnasium.

Fairport
The Village of Fairport is located within the Town of Perinton. It is called “The Crown Jewel of The Erie Canal” due to its beauty and its location on the Erie Canal. The canal has provided the village unique commerce opportunities since its incorporation in 1867. The canal now primarily offers recreational boating opportunities. The historic canal towpath now serves residents of the area with a user-friendly, recreational trail.

Over 6,000 residents and over 300 businesses call Fairport their home. It is a friendly, family oriented community with charming neighborhoods, many with historical status. The Canal Days Festival is held each year in Fairport. Wonderful exhibits by local artisans and craftsmen draw visitors from all over the area.

Real Estate Tips
Real Estate Contracts >Personal Property

When you purchase a property, it usually includes the land and everything attached to it, such as buildings, trees, shrubs, etc. Most buyers are only interested in purchasing the real estate, not the owner's personal property. What happens when personal property has become a part of the real estate? Is it actually a "fixture" which will now convey to the buyer with the real estate?

There are three tests which usually need to be satisfied. Has the personal property been permanently annexed to the real estate? Is it intended to become part of the real estate? What is the local custom? Fixtures may include shades, heaters, ranges, screens, storm windows, lighting fixtures, etc. To save misunderstanding at the closing--and perhaps the sale--it is important that the seller spell out specifically in the sales agreement what will go to the buyer as part of the property.
